  • You pay a $500 Option Fee today, which is applied to the balance due.
  • Balance of $13,400.00 is due within 30 days.
  • Warranty Deed delivered within ten days of receipt of payment.

Terms:
  • The purchase price is $13,900.00.
  • The minimum down-payment is $1,390.00.
  • You pay a $500 Option Fee today, which is applied toward your down-payment.
  • Balance of down-payment in the amount of $890.00, due within 30 days.
  • We will send you the Land Contract, with easy-to-follow instructions on what to do.
  • The amount of your monthly payments will be $149.44.
  • Payments include estimated yearly property taxes, so this amount is all you have to pay.
  • Your first payment will be due within 60 days from today.
  • The term of the land contract is 15 years, or until paid in full. You can shorten this time by paying extra, or paying the full amount at any time with no penalty.
  • 90 days same as cash.

Land Contract
Low Down Payment
Terms:
  • The purchase price is $13,900.00.
  • The minimum down-payment is $900.00.
  • You pay a $500 Option Fee today, which is applied toward your down-payment.
  • Balance of down-payment in the amount of $400.00, due within 30 days.
  • We will send you the Land Contract, with easy-to-follow instructions on what to do.
  • The amount of your monthly payments for the first year will be $192.74.
  • Payments include estimated yearly property taxes, so this amount is all you have to pay.
  • Your first payment will be due within 60 days from today.
  • After the first year your payment drops down to $149.44.
  • The term of the land contract is 15 years, or until paid in full. You can shorten this time by paying extra, or paying the full amount at any time with no penalty.
  • 90 days same as cash.

It's Almost Yours!

When you press the [Next] button below, you'll be shown the full agreement, filled in with your information, and all the details of the deal.

At this point you will still not be under any obligation. Please look over the agreement and make sure your name and contact information appear correctly. If there's a mistake, you can push your browser's [Back] button, correct the mistake, and try again.

If everything appears as you expect, and you're ready to go ahead with the deal, then click the checkbox that signals your agreement, and press [Buy-It-Now].

Our server will email you a copy of the agreement, and you will be taken to Paypal's secure site where you can pay the Option Fee. It's okay if you don't have a Paypal account-- they will accept a credit or debit card. Either way, Paypal will email you a receipt for your payment.

The Seller will have three (3) days to accept or decline the sale, but this will almost always happen the same day. If for any reason the Seller does not agree (the land might, for instance, have been bought by someone else 5 minutes ago), or is unable to complete the sale, your full Option Fee will be promptly refunded.

You, the Buyer, will also have three (3) days to cancel if, for example, you've had a chance to walk on the land and decided it won't suit your needs, in which case I will refund your whole Option Fee.

You can close the sale any time within thirty days. You'll find detailed instructions in the Purchase Option.
